Please send all Insurance Certificate requests via email. This is the fastest method.
A copy of the Master insurance certificate is on the web site along with a outline of coverage, please share that with your agent along with the Master Deed. A copy of the Master coverage will be on the web site (currently by request).
Only HO6 & HO3 programs at this site, be advised to be sure and purchase the correct coverage for your home (single family homes need full replacement coverage). Also, be guided the insurance for the community will change in December 2016 to a “bear walls” policy for all units, please purchase accordingly. As of December 2016- All owners are required to have a HO3 Policy. Please review the Master Deed and seek advise from your agent. All owners will require insurance to replace their homes.
Please do not call the agent direct, all claims must be opened by notifying management.
Trash
Garbage and Recycling Schedule:
Garbage is collected on Monday and Thursday each week.
Recycling is collected every Friday.
See the trash removal procedures under “Documents” for more information.
Owner should use the trash room located on the floor they live on. An area in the garage is set up for large items, call Blue Diamond direct to schedule “large item pick-up” 973-598-9800. Also all holiday trees should be place outside of the garage to the right of the exit door the night before pick up (snow can bury trees if placed out to early)
Owners should not enter the trash room on the garage level, machines are in use. This is a safety issue.
Homes place pails curbside after 7 p.m. the night before pick up, all pails must be stored in the garage. Pails should be put back in the garage on the same day after pick up. If liter blows, or recycling please pick up. Remember on windy days do not over fill your container. If placing curb side without a pail please use a double ply black bag tightly sealed.
ALL owners can use the Mount Arlington Recycling center. Check the Mount Arlington web site for hours and items that are accepted.
Midrise
Building 1-4 all have an emergency release for the front doors (building 1 & 2) it is the red button, (3 & 4) operate differently, please only use the blue emergency release in the event of a power outage, or fire, please do not pull as an exit release. When exit building 3 or 4 you will hear the electronic eye overhead click, than pull the door, if it doesn’t release, step back and than try again. The door is set up to release on motion. Should the blue emergency lever be used the programming for the doors will disable and the doors will remain unlocked. Owners require an entry code to gain access, please complete the form issued in your welcome packet and forward to management. Owners should not give out codes to delivery persons.
Alterations / Changes / Modifications
All exterior Alterations, Changes or Modifications require approval from the Association. If you would like to make any exterior changes, please submit a Modification Request Form to management outlining your request for the proposed change, addition or improvement. You should include all pertinent information, the more the better. Please be sure to include a certificate of insurance for the vendor performing the work with the Association named on the certificate. Please also include any and all required permits. After receiving your request, Management will present your materials to the appropriate committee and Board for review. You will then be advised of their approval or denial.
Clubhouse
Reminder- the clubhouse is cleaned once a week. Presently the clubhouse is in use every night. When hosting a community activity, please throw away all trash, wipe spills, and clean counters, straighten up the clubhouse. The weekly cleaning is for the restrooms and floors, and vacuuming. Window sills and wood trim is done monthly. Please report any need for cleaning to management. Be reminded to turn off all lights and lock all doors.
The clubhouse is available for owners only to rent. Contact management for availability and a rental packet.
